Eleazar Cruz | Co-Founder

Asset Strategy & Operations

Eleazar Cruz is a San Diego real estate professional with a background in property management, investment analysis, and real estate development. He has experience managing rental portfolios, underwriting investment properties, and analyzing opportunities across single family homes, multifamily assets, ADU additions, and commercial properties.

Eleazar studied Real Estate and Development at UC San Diego and has worked closely with investors to evaluate properties, optimize rental performance, and identify long term value-add opportunities. Prior to founding Ponto Management, he managed more than 50 rental units and participated in underwriting ground-up development projects and portfolio acquisitions.

At Ponto Management, Eleazar focuses on asset performance, rent strategy, operations, and investor advisory, helping owners make informed decisions that strengthen the long term value of their properties.

Jeff Stewart | Co-Founder

Finance & Investment Strategy

Jeff Stewart brings extensive experience in real estate finance, lending, and investment strategy. He earned a Bachelor of Business Administration in Real Estate from the University of San Diego (USD) and has built his career around helping investors structure smart real estate transactions.

As the owner of a successful lending company and an active real estate investor, Jeff has helped clients secure financing for purchases, refinances, and investment acquisitions across a wide range of property types.

His expertise includes creative debt structuring, asset management, and long term investment planning, giving Ponto Management a strong financial perspective when advising property owners.

As a real estate investor himself, Jeff understands how financing decisions impact the performance of rental properties and long term wealth creation through real estate.

We handle the day to day management so owners don’t have to. Our team is available Monday through Saturday with emergency support when urgent situations arise, ensuring that both owners and tenants are always supported.

Clear Communication

Owners receive access to a dedicated owner platform where they can track property performance, financials, and activity in real time. We also integrate with QuickBooks to maintain organized and transparent accounting.

Communication is simple and direct. Owners have easy access to us whenever questions or decisions arise.

Strategic Oversight

Property management should not only maintain a property - it should improve it.

We conduct bi annual strategy meetings with our owners to review property performance and discuss opportunities to improve rent, reduce expenses, and strengthen the long term value of the asset. In addition, we provide a full annual property review to evaluate long term strategy.

Tenant Relationship Management

Long term tenants are one of the most important factors in stable rental performance. We maintain regular monthly communication with tenants to build strong relationships, encourage lease compliance, and reduce turnover whenever possible.
